Tenants are responsible for:
-Tenants are responsible to keep rental property clean
-Tenants are required to fix damages caused willfully or negligently
-Tenants are not allowed to change the locking system of the property without the consent of the landlord.
-Tenants should not harass or threaten the landlord.
Tenants’ rights could be summarized as follows:
-Quiet enjoyment and use of properly maintained rental property.
-Not to be evicted in bad faith; the landlord is required to give a written eviction notice in the prescribed form to tenants. Tenants have the right to request a hearing from the Landlord and Tenant Board (LTB).
Please note that the landlord is allowed to evict tenants if he/she plans to move back to the rental property or use the property for their family. In such cases, either one month’s rent or another unit should be offered to tenants as compensation. The landlord is also allowed to evict tenants to renovate, repair, or demolish the rental property, and tenants must be granted the right of first refusal to move back to the unit after renovation. Certain compensations are required for all these scenarios.
If tenants are to be evicted due to rent arrears, tenants should be offered negotiation of a repayment agreement, not have it imposed.
-The Ontario Standard Lease should be used and provided.
-For buildings or basements occupied for the first time before November 15, 2018, rent increases should be less than the Rent Increase Guideline increase every year. For buildings or basements occupied for the first time after November 15, 2018, rent could be increased every 12 months, and written notice should be given to tenants 90 days before increase
